One seamless skin. Nothing left to leak through.
A flat roof coating is a liquid-applied membrane rolled or sprayed over an existing flat or low-slope roof. It cures into one continuous, flexible layer with no seams. It seals small cracks and reflects sunlight.
When the roof underneath is still sound, a roof coating can be a smart alternative to tearing off and replacing a flat roof in Florida. Remco inspects it first and tells you honestly whether yours is a good candidate.

Signs your flat roof needs attention.
Flat roofs fail quietly. These are the signs a coating — or a repair first — is due.
Leaks or stains under a flat or low-slope section.
Small cracks, blisters or alligatoring on the roof surface.
Open or lifting seams and edges where water can get under.
Water ponding for days after it rains.
A hot roof and a hot room underneath it.
A faded, chalky old coating that's worn thin.
Coatings work best on roofs that are still sound underneath. If yours isn't, we'll say so and quote the repair or replacement instead.

Silicone or acrylic?
Silicone roof coating
- Handles ponding water well.
- Holds up to strong sun and weather.
- Usually costs more up front.
- Future coats generally need to be silicone too.
Acrylic elastomeric coating
- Water-based, bright white and reflective.
- Best on roofs that drain well.
- Not a good fit where water sits after rain.
- Often the more budget-friendly choice.

What is an elastomeric roof coating?
Elastomeric coatings are liquid-applied coatings that stretch and recover as a roof heats up and cools down. Acrylic and silicone are two common types. Applied over a sound flat roof, they form one seamless, reflective layer.
Is silicone or acrylic better for a flat roof in Florida?
It depends on the roof. Silicone handles ponding water well and holds up to strong sun. Acrylic is a good, often lower-cost choice on roofs that drain well. We recommend one after inspecting your roof.
Can you coat over my existing flat roof?
Often, yes, if the existing roof is still sound and dry underneath. Wet or damaged areas are repaired first. If the roof is too far gone, a coating won't fix it and we'll tell you so.
Will a white roof coating keep my building cooler?
A bright white, reflective coating sends back much of the sun's heat, which lowers the roof's surface temperature. How much difference you feel inside depends on your insulation and building, so we don't promise a number.
Do you coat commercial flat roofs?
Yes. Remco coats and repairs flat and low-slope roofs on homes, additions and commercial buildings across the Treasure Coast.
How much does a flat roof coating cost?
It depends on the roof size, its condition, the coating type and thickness, the prep work and access. We inspect the roof for free and give you a written estimate.
